fish keep dying even after tank is sterilized, help?

so probably about three times now i've had fish die on me within a week or two of being put in the tank. when it first started happening, i just had goldfish. it had a fungus so i treated it and it went away, then a few days later my fishes died. when that fish died, i cleaned and sterilized the tank and went and bought some new fish. i got more goldfish that time. they died within two weeks of being put in the tank. i then cleaned and sterilized everything in the tank this time, filter, gravel, plants, tank, everything. i put new fish in this time, now tropical fish, and they are slowly dying off one by one. any idea's on why this might be happening?

Well maybe tell people what your tank size is?
How long its been up?
Did you cycle?
If you say you did how did you cycle?
What are the readings on the test kits?
If you do add water to your tank when cleaning/water change do you hadd anything in that water?

Just adding fish in so quickly just makes it seem like your tank isn't cycle. And after 1st fish you cleaned the tank out... and Just added water and fish..(this is the way it sounds IMO). So many read on fish keeping.. stuff you need.. how to cycle a tank.. how to enter fish into water properly..

Also if your tank is properly cycled and this is just a mishappen if fish dieing.. then maybe you aint getting all the stuff how of the tank before adding water and fish? What are you using to clean/stabilize your tanks with?

i have a 20 gal tank. i've had it for a few years. i did cycle, i cleaned the tank, filled it with water, added a tap water conditioner, ran the filter and heater for probably a week or two before entering fish. the readings of the test were:
Nitrate: 0
Nitrite: 0
Total Hardness: 25-very soft
Total Chlorine: 0
Total Alkalinity: 300-high
pH: 8.4- alkaline

for the pH and the Alkalinity tests, i was unsure how to alter them.
in previous aquariums the results for the tests were similar, pH level was neutral
